Advertising
All
advertising must be pre-paid by Paypal or Bank transfer, and we accept adverts on the strict
understanding that these terms and conditions are agreed to by the
advertiser.
All
advertisements are previewed before they are published - please allow 24 -
48 hours before adverts go live. All
advertisements are "until sold", so will remain on Villa
Supermarket Spain until we are asked to remove the advertisement.
We
reserve the absolute right to remove an advertisement, if we consider it
to be unsuitable, offensive or in breach of these terms and conditions.
Agents
It
is understood that all agents entering into an advertising and sales
agreement with VillaSupermarketSpain, possess a signed Sales mandate from
the owner to act on the owners behalf in the promotion of and sale of the
property.
It
is also understood that the Agent/Promotor is entitled (by the property
owner) to enter into agreements with other agents, including
VillaSupermarketSpain to further promote the property.
Any
agreement signed by an Agent/Promotor must be signed by either one of the
Directors of the Company, the Owner or one of the Partners of the company. Other
signatories (e.g. employees, consultants or managers) cannot be accepted.
We
cannot accept and promote the same property for sale from more than one
Agent.
All
agreements for property advertising must be accompanied by the property
owners details.
Should
VSS discover that the Agent is in breach of these terms and conditions
with respect to a property, we reserve the right to cancel any advertising
or commission agreements with that agent without any responsibility or
liability as to costs or damages. In such case VSS will be at liberty to
enter into an agreement with any other agent with respect to the promotion
and marketing of that particular property.
Clients
Individuals
or companies making contact (whether responding to advertising or
introduced through a third party) automatically become and remain the
Clients of VillaSupermarketSpain.
Property
Sales
As exchange rates vary, the actual
sale price may vary over time.
However
the agreed price in the agreed currency as stated on the CompraVenta is
binding. Purchasers
should be aware that the
seller may wish the governing selling price to be in Euros.
Like
all property purchases it is understood that the purchase price is always a negotiating point
between the buyer and the seller, however any agreement to change the
purchase price specified in the sales mandate and not due to currency fluctuations should be communicated in writing, to Villa
Supermarket Spain immediately.
Property
Rentals
Property
rental details as shown on Villasupermarketspain are supplied by the
property owner, and are assumed to be accurate. Should a renter find that
they are inaccurate in any way, then please contact us.

Property
Sale by Auction
If
you are Buying or Selling at Auction, please contact
us to register your interest and
request a copy of the Auction T&C's
Commission
Charges
Villasupermarketspain
charges 2% on property sales, payable when client signs the CompraVenta
(Contract to purchase).
Properties
sold at auction or closed bid are subject to a 1.5% fee.
