Sole/Multiple
Agencies
Many Agencies will
offer a reduced commission to be the sole Agency. Unless
there is a specific reason to go with a Sole Agent (e.g.
dealing with only one point of contact), the decision to
go with a sole agent is however not generally worth the
percentage saving.
The
Contract
Signing an Agents
contract is a legally binding contract. It should detail
the terms and conditions around their and your
obligations under the contract. It should detail how and
when offer/deposit payments are made.
Selling
Price
Be guided by the Agent,
after all they are the professionals. After one or two
Agents have viewed your property you should be able to
get a feel for the right price. Be careful though some
Agents will inflate the selling price of your house to
impress and get your property on their books. Also, do
your research and look for similar properties in your
area.
'Clients',
'Viewers' or just Time Wasters? Estate
Agents generally charge the Seller 5%. However the
Agents will insist on calling a viewer "The
Client" although it's the Seller that will be
paying their commission! Anyway moving swiftly on....

Comments
Some comments by
viewers suggest that although they are contemplating
making the second largest purchase of their life, they
cannot be bothered reading the information they have
requested from the Agent. Other
viewers expectations far exceed their budget while some
viewers comments indicate they have left their brains
behind. Viewer:
"I'm not sure that we could cope with all those
fields" Owner:
"Then why are you looking at this Finca which
says on the details it's situated on 25,000M2 of
land?" Viewer:
"It's a bit cut off and remote" Owner:
"Do you not have a map of the area?" Viewer:
"It's a bit close to the road" Owner:
"Yes, the road is what we have driven along to
get to the house. If there wasn't one you probably
wouldn't have any mains water, electricity, telephone or
maybe all three!" Viewer:
"Yes we like it, we would like to make an offer." Owner:
"And....... Viewer:
"But we have to talk to the rest of the family.
we'll get back to you" Owner:
"Oh S**t - more time wasters!" Viewer:
"I didn't realise the pool was in the front
garden" Owner:
"What part of the Agents details or the photos
didn't you understand!" Viewer:
"Is the pool heated?" Owner:
"Does it say the pool is heated in the
details?" Viewer:
"Can you walk to the beach?" Owner:
"Certainly - 3 Kmts - no problem" Viewer:
"Would you take an offer - It's more expensive
than other properties in the area.?" Owner:
"Are the Estate Agents Details (e.g. asking
price) misleading?"
